A 50% non-refundable deposit is required to secure your reservation.
The remaining balance is due 7 days prior to arrival.
Cancellations made 7 days or less before arrival will result in forfeiture of 100% of the lodging cost.
Please note that rates are subject to a 7.55% sales and lodging tax, and a $50 cleaning fee.
Property Rental Rules
1. No Smoking or Pets – Smoking and pets are strictly prohibited. A $250 penalty will apply for non-compliance.
2. Occupancy Limit & Visitors – Maximum occupancy is five guests (including children). Additional visitors are not permitted.
3. Noise & Quiet Hours – Please respect neighbors: quiet hours are from 10:00 p.m. to 8:00 a.m.
4. Liability – The homeowner is not responsible for accidents, injuries, illnesses, or personal property loss during your stay. By booking, you assume all risk associated with use of the premises and facilities.
5. Care of Property – Please treat the property and furnishings with care and only use appliances for their intended purpose.
6. Parking – Parking is limited to two vehicles. Vehicles must be parked straight toward the deck; parking on the road is prohibited. Illegally parked vehicles may be towed at the owner’s expense. Trailers are not permitted.
7. Linens & Towels – Linens and bath towels are provided; however, daily housekeeping is not included. Beach towels are recommended. Towels and linens should not be removed from the unit.
8. Trash Disposal – All trash must be placed in the bear‐proof container located by the gazebo. A trash key is mounted next to the condo door.
9. Hot Tub Use – Hours of operation are 8:00 a.m. to 10:00 p.m. Children under 14 must be supervised by an adult. Use of the hot tub is at your own risk. No food or glass is allowed in the hot tub area; please shower before entering. Close the hot tub cover after use.
10. Water & Septic – The property is served by a private well and public sewer. Only toilet paper may be flushed; feminine hygiene products or other items must not be flushed.
11. Weather & Road Conditions – No refunds will be given due to storms or road conditions. The county roads are serviced once daily from November to April, a four-wheel-drive or all-wheel-drive vehicle — or chains/cables — is strongly recommended. Colorado has a traction law: An active Traction Law requires motorists to have either snow tires, tires with the mud/snow (M+S) designation, or a four-wheel/all-wheel-drive vehicle. All tires must have a minimum of three-sixteenths inch tread. 12. Telephone & Connectivity – Free local and long-distance calls are included. Cell phone coverage is unreliable in this area; we recommend enabling Wi-Fi calling, this works well. The unit offers Wi-Fi (“Ski Town Condos Starlink”)—details are provided in the guest book.
13. Entertainment – Watch Roku TV or use your own streaming subscriptions; your personal login data will be removed upon checkout. A DVD player is also available.
14. Check-In / Check-Out – Check-in is at 3:00 p.m.; check-out is at 10:00 a.m. Late check-out will incur a $100 fee.
15. Please complete the following before departure:
Begin a load of towels.
Strip beds.
Wash dishes, wipe down counters, table, and sink.
Sweep tile floors.
Remove all trash and secure it in the bear-proof container, trash key is located next to door in condo.
Crack open all windows 3 inches to air out the unit.
Set all thermostats to 55°F.
Return hot tub key and trash key to the hook next to the door.
Lock the condo by pressing the “lock” button on the door.
