Reservation Policies

Greetings and thank you for choosing us! We thank you in advance for your compliance with our following guidelines and wish you a memorable, joyous stay.

DAMAGE/INVENTORY DEPOSIT
A fully refundable damage/inventory deposit of $250 is required to hold your reservation. It is to be remitted via credit/debit card payment utilizing this secure form along with a copy of driver’s license.

A compliant checkout simply means the following provisions are met.
1. No damage is done to the unit or its contents
2. No linens or other items are missing
3. Check-in & out times have been honored
4. Basic clean-up requirements are fulfilled

RENT PAYMENT

The full amount of lodging, including 13% lodging tax and cleaning fee will be due two weeks prior to arrival.
Credit card information can be handled at your discretion in one of two ways; information may be provided by including it in this agreement and submitting online, or by telephone. Please keep in mind that the address must match the name of the cardholder.

CANCELLATIONS
If you cancel more than 30 days before check-in, your security/damage deposit and lodging payments will be returned less a $50 administration fee. If you cancel less than 16 days before check-in, you will forfeit your security/damage deposit in the amount of $250. Reservations cancelled less than 48 hours before check in are non-refundable. Sorry, no credit will be given for shortened stays due to late arrival or early departure and no refundable cancellations will be honored due to weather.

RENTAL AGREEMENT - TERMS & CONDITIONS
Upon receiving your security/damage deposit, booking fee, copy of driver’s license and submission of this Agreement, your requested dates will be securely held and a final confirmation email will be sent to you.
1. I (We), the undersigned, renting "Selected Property" in New Braunfels, Texas for vacation or recreation purposes, agree to the following.
2. (We) are responsible for full payment for the entire rental period: a $250 fully refundable deposit and $30 Booking Fee being due with the return of this agreement, and the balance of rent being due twos weeks prior to arrival. Payments will be made by check, money order, travelers check, or accepted credit card (Visa/Mastercard/Discover).
3. Reservation is not confirmed until this agreement has been submitted and security/damage deposit and booking fee has been received.
4. Failure to make payments when due will result in cancellation of this Agreement.
5. If I (We) cancel our reservation after it has been confirmed within or prior to 14 days preceding arrival date, I (We) will be refunded 100% of the total lodging price less administrative fee of $50. Cancellations made less 14 or less days before arrival will be charged a $250 Cancellation Fee.
6. If I (We) do not personally inspect the premises prior to signing this Agreement, I (We) agree to accept the rental property upon arrival, provided it meets the basic description as listed on the rental website. In addition, I (we) agree that we will not be entitled to a refund or rent money, nor relocation to another property, and will have no claim or recourse against the Owner.
7. I (We), our guests and visitors, agree to not smoke in the unit. I (we) will not burn any candles on the premises. Further, I (we) understand that no fire structures are to be brought onto or created on property and that only those provided are acceptable for use. In addition, I (we) understand that there will be no excessively loud nor any large parties on the premises and that all listed will maintain the premises in good order and appearance and conduct themselves in a manner inoffensive to the neighbors.
8. I (We), our guests and visitors, agree that any drug use on the property, or any disturbance, annoyance, endanger, or inconvenience of the neighbors; or use of the premises for any unlawful purposes, or violation of any law or ordinance on the premises will immediately terminate our occupancy and rental agreement of these premises.
9. Owner or Owner’s Agent, may enter the premises immediately in the event of an emergency, in order to perform necessary repairs and/or maintenance.
10. Occupancy (including small children, infants and visitors) are not to exceed maximum number (8 persons) Each member of your group will receive a wristband. Persons without wristbands are asked to leave the property immediately. NBRL Management and approved associates have the right to inspect the number of your party. Any party exceeding the maximum occupancy will be subject to eviction and/or additional charges.
11. Occupancy of RV campers and/or tents on the premises is forbidden.
12. Only property owner and associates of property are allowed to have pets on the premises (except seeing eye dogs) without prior authorization.
13. I (we) shall be responsible for all damage, breakage and/or loss the premises may incur, except normal wear and tear and unavoidable casualties (deemed by Managers of Property) which may result from occupancy. I (we) agree that all pipes, wires, glass, plumbing, household content, etc., other equipment and fixtures will be in the same condition as at the beginning of our stay; reasonable wear and tear and damage by unavoidable fire and casualty shall be the only exception.
14. The property will be left in the same good and habitable condition. Any damages or notable conditions found upon arrival will be reported to the Owners or Assistant within one hour of occupancy. I understand the property will be inspected prior to my (our) inhabitance and when I (we) depart. Otherwise, I (we) agree that repair costs for any damages may be charged to my (our) credit card, or, if I (we) ware paying by check or money order, I (we) will promptly submit the monies due for full cost of replacement/repair.
15. I (we) acknowledge any loss and/or damage to the Property will result in a charge for replacement value to my (our) credit card, or if I (we) are paying by check or money order, I (we) will promptly submit the monies due. I (we) agree to indemnify and save Owner and Associates harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by me (we), guests or invitees. In addition, I (we) agree to indemnify and hold Owner and Associates harmless from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the units or premises.
16. The Owner shall provide utilities, furniture and fixtures, linens and towels, and cooking/serving utensils and small kitchen appliances.
17. Prior to vacating the unit(s) , tenant is responsible for removing all trash and recyclables by placing them in approved receptacles and/or containers designated for service removal; ensuring all dishes and cookware are clean and returning any furniture that may have been moved to its original position.
18. Owner shall not be liable to Tenant, Tenant’s guest, licenses or invitees or any other person for any injury, loss or damage to any person or property on or about the premises. Tenant shall hold Owner and Associates harmless and indemnified from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the premises or against any omission, neglect, or default of Tenant, his guest(s), licensees or invitees.
19. This Agreement may not be assigned or the property sublet, and is for the Tenant’s use only. No changes to, or changing of locks to the units will be permitted. I (we) will not use the premises as a location for amateur or professional film/video without prior consent and arrangement with property Owners.
20. I (we) acknowledge safety and security to be my (our) sole responsibility and that Owners or associates assume no responsibility or liability for my (our) safety or security , or for any injury caused by the criminal acts of other persons. I (we) should insure that all doors and windows are locked at all times, and will immediately notify Manager at (830) 708-5215 if any locks are inoperative. Tenant agrees to turn off all appliances when leaving the premises and to not store combustibles on premises.
21. Tenant acknowledges that owner will not be liable or responsible for personal items left behind, lost or stolen. Any items left behind will be mailed back on request at the tenant’s expense.
22. Tenant acknowledges check -in time to be no earlier than 3:00 p.m. on scheduled arrival date and check out time to be no later than 11:00 a.m. on departure date, unless approved otherwise.
23. Tenant acknowledges that each unit is allotted one parking permit per bedroom. There is no parking for boats, trailers, jet skis, or oversized vehicles. All unauthorized vehicles will be towed at owners’ expense.
