Rates are based on two people for studios, up to 4 people for one and two bedroom suites and 8 people for the Cove House. There is no charge for up to 2 children under the age of 5 years old. All rates are subject to the State of Maine 9% lodging tax and 2.5% resort fee. Day to day rate variations are due to midweek/weekend/holiday/seasonal and length of stay variables. Prices are subject to change. Requests will be guaranteed and confirmed as a reservation in writing once a deposit is processed. Balance is due upon arrival. A 50% advanced deposit will be charged for reservations longer than one night to the credit card you provided on your request. 100% advance deposit will be charged for one night stays. Balance is due upon arrival in Cash, Travelers Check, Visa, Master Card and Discover.

Being a small Resort, last minute cancellations affect us significantly. We therefore Adhere to a strict cancellation policy. Deposits are refundable only if the cancellation is received 14-60 days prior to arrival depending on the room type. A cancellation fee of $50.00-$150.00 will be charged depending on room type. There are no refunds for early departures. Minimum stay requirements will apply on weekends, during peak season, holidays and special events. Due to limited space, parking is restricted to one car for studios and one bedroom suites and 2 cars for 2 bedroom and Cove House.
