One flight above our lobby, one will find the romantic studio apartment known as the Front Parlor. The studio apartment overlooks a row of elegant East 62nd Street townhouses.

    We think you should know:
  • As 1871 House is a historical building and retains much of its 19th Century structure, it is not suited for all accessibility needs;
  • The charming, late 1800s townhouse, is not a modern structure – think creaky floorboards, sloping floors and things as such.
  • This is a studio apartment without a separate bedroom area.
  • The kitchen is better described as a kitchenette: there’s a sink, under-counter refrigerator, microwave and toaster oven…no stove burners or dishwasher. Guests may not add cooking equipment to the apartment.
  • The kitchenette is perfect for preparing your morning coffee and other basics.
  • There’s no elevator in the building and the apartment is one flight up (14 steps) from the entry hall level. Guests are responsible for transporting their luggage to their accommodation.
  • The fireplace is only decorative.
  • The apartment is located in the front portion of the house facing the street.
  • As this is NYC, guests shouldn’t expect the streets below to be quiet – there may be construction or traffic noise nearby;
  • The apartment does not have an intercom/buzzer system.
  • a/c is installed for the months of June-October (fee based) and is optional for the months of June and October only.
  • We are sorry however, pets and smoking are not permitted.
  • Starting rates are based on single occupancy.
  • One TV is provided. We include a ROKU device for streaming. The choice of what to watch is up to you. There are many free channels to watch as well as fee-based programming. To watch fee-based channels, you must be a subscriber and login with your own username and password.
  • Cable TV is not provided.

  • The Garden Room is perhaps one of the House’s most unique suite offerings.

    We think you should know:
  • There is no kitchen or access to a kitchen in the suite. Provided is a mini fridge (w/o freezer), small microwave & electric kettle. We are sorry however, allowances for the addition of cooking appliances cannot be made.
  • The compact bathroom is a wall-less fully tiled, narrow space with antique style brass hardware and a merged shower and toilet area.
  • Terrace door opens to Garden Terrace.

  • a/c operable during months June-October (supplemental fee).
  • Although there are 2 beds in the apartment, the maximum number of primary guests allowed is one.
  • The primary guest may request permission to have 1 occasional overnight visitor (supplemental fee applicable).
  • Overnight visitors must be pre-approved by host.
  • The room’s daybed is smaller than standard U.S. Twin size. Please double check the measurement prior to booking.
  • The Garden Room is located in the rear portion of the house and is one of the quietest rooms in the house.
  • As this is a stacked house, you may hear your neighbors above, below or next to you.
  • Pets & Smoking are not permitted.
  • Starting rates are based on single occupancy.
  • One TV is provided. We include a ROKU device for streaming. The choice of what to watch is up to you. There are many free channels to watch as well as fee-based programming. To watch fee-based channels, you must be a subscriber and login with your own username and password. Through the ROKU device, you have access to all available free and subscription based apps like Netflix, Amazon, FOX Nation, etc.
  • Cable TV is not provided.
  • During warm weather months, the host or host’s representative service and water the plants on the terrace accessed via a separate stairwell across from the terrace.
  • Garden Room terrace photos are representative of how the garden and plants appear in warm weather months. Guests booking for dates in the late Fall, Winter and early Spring months will observe the garden terrace looking different from the photos as plants are not blooming and shrubs have lost their leaves. Additionally, winter months in New York can be extremely cold so guests will not want to spend time on the terrace. Spring cleaning and maintenance of the terrace takes place in later May as the temperature gets warmer.
  • Daily waterings & Terrace Maintenance in the Summer months are performed by Host or staff via a secondary means of access.
